自銀行加息潮冷卻後,儲存倉本港按息走勢逐步回順,各大銀行紛紛推出多元化按揭計劃吸客,按揭市場百花齊放。根據金管局住宅按揭調查數據顯示,6月份新申請按揭宗數上升7.1%至9,301宗,期內新批按揭貸款宗數及金額錄得5,925宗及156.51億元,按月分別上升2.2 %及1.2%。不過,6月份新取用按揭貸款宗數較5月份減少9.2%至4,753宗,涉及金額減少11.3%至128.22宗億元,創4個月新低,在多項樓控措施夾擊下,筆者相信,下半年按揭貸款數字仍欠缺增長理據。值得注意,由於一手新例生效後,發展商暫緩推盤,加上「白居二」買家入市同時帶動二手市場回暖,一手市場相對較淡靜。因此,6月份新批出按揭當中涉及一手物業按揭貸款金額按月減少45.9%至17.77億元,為2010年3月後新低迷你倉沙田二手物業按揭貸款金額按月則增加21.7%至114.16億元,至於涉及轉按批出之貸款額,亦因缺乏轉按誘因而減少12.4%至24.57億元。總結上半年,新取用按揭貸款宗數及金額為32,737宗及889億元,較去年下半年42,573宗及1,099億元比較,分別下跌23%及19%,若與去年上半年的34,170宗及820億元比較,則價升量跌。至於今年上半年新批按揭貸款額及宗數錄得39,343宗及1,089億元,較去年下半年的48,691宗及1,312億元比較,分別下跌19%及17%,更遠不及去年上半年的49,823宗及1,257億元。展望下半年,樓市供求問題未改善,而且加息逐漸迫近,將影響買家入市信心,估計按揭貸款仍有下調空間。劉圓圓 (逢周一見報)筆者為經絡按揭轉介首席經濟分析師迷你倉價錢

從金融海嘯爆發到歐債危機,存倉環球金融市場一直陰晴不定。資金在低息環境下,早幾年追逐新興市場股票,到過去一年不斷追買美股、日股,對「歐洲復蘇概念」始終未敢下「賭注」。星展香港行政總裁龐華毅卻看到了歐洲的投資前景,直言「現在就是投資歐洲的好時機」,因為不少股票都在大平賣,他自己的投資組合猶如集郵。過去20 多年,龐華毅在世界七大洲起碼住過五個,只要是他被派駐過的地區,他都會去投資。明報記者陳悅英法德股市估值遜美日歐洲被視為環球經濟的計時炸彈,投資者對歐洲股票大多抱有戒心。不過對龐華毅來說,卻像遇上百貨公司大減價般興奮,他堅定地說︰ 「我會投資歐洲、趁機平買!」他指出,歐洲不少優良的公司和地產項目現在都相當廉宜,目前正是入市的好時機。歐洲3 大股市,英、法、德的預測市盈率介乎11 至12 倍,較美國的14 倍低,更遠低於日本股市的17倍(見表)。不過歐債危機陰霾未散,龐華毅認為選股時宜格外小心。「我會選擇較具名氣、基本面穩健、可於行內跑出的大企業」。不論投資於任何市場,這都是他揀股的基本原則。歐債陰霾未散宜買穩定龍頭企業除了歐洲, 龐華毅每到一個新國家工作,也會「入鄉隨俗」投資在當地市場。他在銀行界打滾逾25 年,歐洲、亞洲、中東、非洲、南美等通通去過,較多是集中在新興市場。「我到哪�工作,就會投資到哪�」。除了因為較熟悉當地環境,他說也是出於一份情意結。至於其持有資產則是股票、外匯、債券及房產各項兼備,「我是均衡投資的信奉者」。信奉均衡投資股匯債樓皆持有不過,若對市場環境不熟悉,分散在多地區投資的策略亦有如行鋼絲一樣危險,故當記者請龐華毅分享投資心得時,他笑言感為難,原因正是其投資的地域太廣︰「我的投資組合可能較一般自存倉港投資者較為多元化,那是因為我住過很多地方,對那些市場比較了解」。「唔熟唔食」只投資熟悉市場但整體而言,龐華毅認為投資新興市場最需要注意的,是必須要做足功課。「新興市場波動較大,亦易於受資金流向影響,故投資時必須十分小心,對哪類市場具有高啤打值(即波幅較大)亦需要有深入了解」。投資的眼光亦要放得較長線,在市�不利時, 尤其要能分辨出相關影響是短暫性, 抑或屬長期的危機。他舉例, 在2008年金融海嘯爆發期間, 新興市場雖然受挫, 但主要是受到外圍因素影響, 「這些地區本身具有強健的經濟實力,其資金儲備亦較1997 年金融風暴時有所加強,對外來資金的倚賴已減低不少, 所以在2009 年能夠迅速復元」。反之,歐洲雖作為成熟經濟體,但當地不少國家都背負沉重債務,在根本層面上出現了失衡,故經濟危機發生了5 年多仍未能平伏,當地金融機構更要面臨痛苦的改革。雖然對新興市場的投資潛力深信不疑,但今年52 歲的龐華毅笑說,隨�年紀日增,其投資心態亦改變不少, 「年輕時樂意作較進取的投資, 現在就會比較溫和」。話雖如此,他對新地方、新事物仍然滿懷嘗新熱情,例如近年被星展派到中、港兩地開拓業務,龐華毅表示也有興趣加重中、港市場在個人投資組合中的佔比。(投資歐洲)股我會選擇較具名氣、基本面穩健、可於行內跑出的大企業龐華毅檔案原名:Sebastian Paredes厄瓜多爾出生及成長,為當地公民現年52 歲,有兩子一女曾於花旗集團任職20 年,其後擔任印尼P. 六月錢荒後,迷你倉庫七月內地新增貸款6,999億元(人民幣?下同),較六月份的8,605億元少,首七個月累積5.78萬億元,則比去年同期的5.4萬億多,七月廣義貸幣(M2)供應按年升14.5%,銀行存款減少2,573億元,分析認為是資金持續流向理財產品所致。 圖:東方產經 在李克強為經濟保底定調後,市場都估下半年人行會更積極透過市場操作,提供較充裕的流動性,惟七月CPI按年升2.7%,稍高於官方全年目標2.5%水平,估計減息機會十分微,較有可能是減處於歷史高位的存款準備金率(RRR)。 上星期二、三因為�控(00005)業績顯示,歐洲市場唔係想像中咁好景,�控透過「縮皮」減低營運開支以擠出盈利增長的做法,令短期股價見頂,拖累港股連續兩日急跌。上周五大市因為七月中國工業增加值增幅大過預期,�指稍為收復失地,但全個星期計仍跌383點或者1.7%,收報21,807點,大市一周日均成交459億港元,稍低過前星期的462億港元。 創維有條件再推高 創維數碼(00751)七月電視銷售量達79.1萬部,按年升7%,按月則升30%,值得留意係內銷佔當中56.3萬部,反映創維已開始擺脫五月底節能家電補貼政策結束的負面影響。 銷售額增幅大於銷售量,主要是高端的雲電視及3D LED銷售比重上升所致,加上創維表示獲聯交所通知,分拆機頂盒的計劃已符合有關規定,兩單消息刺激其股價上周五升8.8%,收4.42港元,但同節能家電補貼期滿前高位6.67港元比較,依家仍跌近三分之一,預期市盈率唔夠7倍,股息率4.5厘,如果短期中央為刺激內需再推家電補貼,又或者高端產品比重再升,都有條件推高創維股價,估計下一站會係五月底遇阻力後回落的5.5港元附近。 中國物價開始穩定及輕微回升,加上經濟增長放緩,減價競爭壓力上升,副食品公司生產成本很難進一步壓縮,盈利增長不及過去兩年顯著,統儲存企業(00220)半年業績,營業額升近15%至122億元,毛利率經過十八個月的回升,見頂回落0.6個百分點至34%,純利5.75億元,按年增長13.8%,每股盈利15.97分,同分析員預測全年賺10.28億元或者每股28.7分比較,中期完成目標的55.9%及55.6%。 綜合而言,統一的銷增長低過預期,但毛利壓力又比預期輕,估計同未有積極跟隨康師傅(00322)減價促銷有關。統一股價與今年三月高位10.22元(港元?下同)比較,累積跌約三成,表現差過大市,可以解釋,是追蹤這類傳統消費股的基金經理,實在貼市得誇張,對產品價格及毛利率變化胸有成竹,令股價一早反映出來。 統一受惠通脹重臨 過去五年,統一預期市盈率介乎16至34倍之間,低於20倍,只曾在一○年初及年底,以及近兩個月出現。睇番歷史,○九至一○年受金融海嘯影響,中國由通縮走回通脹的復甦周期,CPI由最低負1.8%,走到一一年才在6%樓上見頂,當年統一毛利率由○九年下半年高位37.5%,跌到一一年上半年最低見過28.2%,如果相信中國通脹未來一段時間會相對穩定(更極端的睇法,認為在產能嚴重過剩下,通縮機會要比通脹重臨的機會大),目前統一的估值就有被低估之嫌。 汽車股料跑贏大市 中汽協數據顯示,七月汽車銷量按年增9.9%,按月則下跌1.3%,另同月乘用車銷量按年升18%,按月亦升10.5%,表現較市場預期為好,故見上周五汽車股做好,別名「長城飛車」的長城汽車(02333)股價創新高39.1元,收報38.9元,升4.7%;吉利汽車(00175)升5.8%、華晨(01114)升3.5%、廣汽集團(02238)及東風集團(00489)同升逾1%。 汽車業乃內地重要的工業之一,聘用大量勞工,汽車業的穩定發展,對「穩增長」起�積極意義,相信年內餘下時間,整體汽車股可保持優於大市的表現。 古勝新蒲崗迷你倉

佛山三水再添一整車龍頭項目!上周五,儲存倉北汽福田股份有限公司與佛山市政府簽訂了戰略合作意向書,計劃投資32億元,在三水區規劃新建年產24萬輛皮卡、SUV的生產基地,並計劃將其打造成集研發、採購、供應、銷售于一體的華南地區總部。該項目預計拉動相關產業新增收入約300億元。 實際上,福田項目只是近年來佛山和三水產業鏈招商成果的一個縮影。目前在汽配、食品飲料等主導產業領域,三水均已逐步形成富有競爭力的產業集群,今年上半年,三水又新簽約27個項目,投資額達108.18億元,包括世界500強項目天合富奧,以及蘇寧華南地區電子商務運營中心、三全食品等國內500強項目,地區產業鏈條漸趨豐滿和強健。 在當下龍頭企業全國性布局的背景下,佛山已逐漸與廣州、深圳一樣,具有成為這些企業南下布局區域總部的實力和引力。其中,三水的身影也愈發濃厚。為何大企業紛紛選擇將華南總部落子佛山乃至三水?在這批大項目的帶動下,三水的產業和城市的格局又將如何嬗變? 佛山產業鏈招商成效集中釋放此次落戶三水的福田汽車項目,是自一汽大�之後佛山敲定的又一重磅整車生產項目,達產後預計將拉動就業約3000人,拉動佛山汽車零部件及其它關聯行業新增收入約300億元。 這一重磅利好消息的傳出,無疑讓佛山再度吸引業界的廣泛關注。然而,細細梳理近年來佛山產業鏈招商的脈絡便不難發現,福田項目的落戶是佛山和三水此前產業鏈積累的又一次集中爆發與釋放。 去年初,佛山制定了“產業鏈招商三年行動計劃”,明確提出重點推進產業鏈招商三大工程,包括找准重點發展的戰略性新興產業進行“建鏈”,圍繞現有產業鏈條的缺失環節進行“補鏈”,對現有優勢產業鏈,從科技、金融、信息化提升以及品牌引領入手進行“強鏈”。 在廣東“三個定位 兩個率先”總目標的視野下來看,佛山這種產業鏈招商行動計劃的背後,有著區域協調發展的深層次考量,其核心抓手則是圍繞重點項目尤其是龍頭項目不斷建鏈、強鏈和補鏈。 以汽車產業鏈為例,此前得益于毗鄰廣州的區位優勢,佛山在三大日系車企的直接輻射下,包括汽車零部件生產製造在內的汽配產業迅速崛起。此後,隨著汽配產業集群優勢的逐漸成型,一汽大�、“陸地方舟”新能源汽車、飛馳客車等整車項目也相繼落戶佛山,加上此次落戶的福田整車項目,佛山已然開始形成一條涵蓋汽車研發、生產、銷售等環節的汽車產業全鏈條,並豁然打開一幅囊括乘用車、客車、商務車和新能源汽車的汽車新版圖。 “福田原本只計劃將南海的生產基地進行搬遷,但(佛山)市里和我們一起跟福田進行了多次深入交流,三水在佛山的相對優勢最終也被福田看好,所以後來才有把華南地區總部放在三水的計劃,非常難得。”三水區相關負責人表示,福田項目的順利落戶,是佛山市、三水區和樂平鎮(三水工業園)三級合力的成果。 除了佛山的產業鏈優勢,三水自身的產業鏈基礎也為福田汽車項目未來發展夯實了基礎。三水工業園區相關負責人介紹,目前園區已形成超過40家汽配企業的汽配產業集群,汽配產品已覆蓋上、中、下游,既有供應汽車鋼板、輪轂、車身模具的上游企業,亦有生產汽車變速箱齒輪、車軸、安全氣囊、排氣管、汽車座椅的中游企業,更不乏整車生產及裝配的下游企業。“開始主要供應日系車,後來通過資本運作、技術改造等方式,形成了一汽大�的一批優質供應商,福田項目落戶後,這裡的商機馬上又會被汽配企業聞到。”這種產業鏈發展的模式,用“兵團集群作戰”取代了以往的“散兵游勇式作戰”,其優點毋庸多言。實際上,除了汽車產業外,包括三水飲料、順德家電、南海新光源等,都已顯示出產業鏈集群發展的強大活力,成為佛山產業鏈發展的亮點。 內提外引驅動三水產城升級提速與以往的大項目單純將生產基地遷移不同,此次福田幾乎將華南地區的各個重點環節的業務搬遷至此,對三水乃至佛山而言,意義非凡。 從區域發展的角度來看,福田汽車原位於佛山市南海中心城區的海八路廠區,已不適應廣東金融高新區的規劃發展,項目轉移至三水後,一方面可為廣東金融高新區騰出空間,另一方面又能為三水的進一步產業轉型升級提供重要的外源性支撐。 事實上,在三水原有的產業版圖中,金屬加工、建材等傳統產業占比偏高,且主要集中在生產製造環節,能耗高、稅收貢獻和土地資源利用偏低等問題較為突出。但近年來,通過“內提外引”,三水的戰略性新興產業占比已大幅躍升,食品飲料、電子信息、光伏、機械裝備等一批產業集群也正逐步成型。 其中,亨氏、佛吉亞、天合富奧等世界500強項目的相繼落戶,以龍頭項目帶動提升了三水食品飲料、汽配等產業結構的整體層次;蘇寧雲商電子商務運營中心、微安IT科技產業園項目、科技商務總部項目的進駐,又為三水第三產業的發展補足了短板。也正是因為良好的區域產業結構和層次,此次福田汽車除了將生產基地整體搬遷,還計劃將華南地區的研發、採購、供應、銷售等核心環節都遷至三水,這意味著,三水乃至佛山汽車產業將從以往單純的生產製造向“微笑曲線”兩端延伸。 與此同時,隨著三水產業基礎的逐步夯實,傳統產業轉型升級的內生性動力也日益強烈。比如佳利達紡織變身工業園區循環經濟的運營商;以傳統注塑機發家的佳明機器進軍高附加值的重工領域掘金,謀求華麗轉身;金銀河智能裝備、博德精工、合�化工等一批走在行業前端的創新型企業,也逐漸湧現。 此外,三水產業升級推動的城市升級,也成為福田落戶的重要利好。據瞭解,福田落戶三水後,其來自南海和北京總部的員工及部分中高層也會跟隨而至,項目達產後預計還將拉動就業約3000人,這勢必需要較高水平的城市配套予以支撐。 據介紹,與福田項目落戶地三水工業園相鄰的便是三水新城這一未來城市中心。三水區按照產城互動格局,讓三水新城與三水工業園實行片區統籌發展。定位於“佛山國家高新區RBD(休閒商務區)”的三水新城,今後可為包括福田在內的三水工業園�多項目提供高標準的休閒商住服務。 三水工業園相關負責人介紹,目前正計劃打造佛山最高端的產業服務中心,以加強園區的綜合配套和第三產業發展,破解城市配套滯後、園鎮割裂等問題,推動工業園向產城人融合的第四代園區升級。 民族品牌或“補白” 粵汽車產業版圖 圍繞佛山國家高新區三水園的主導產業,各界曾有過激烈的爭論。此次福田項目的落戶,意味著三水以實際的行動給出了答案:依靠整車龍頭項目錯位發展汽車產業仍大有可為! “目前像特種汽車、專用汽車的發展前景相當不錯,園區未來朝著這方向發展仍有不少空間,如果再加上未來建成的汽車試驗廠,還可對當地起到不少帶動作用。”三水工業園管委會副主任、樂平鎮委書記樂紹才表示。 事實上,近年來,隨著各大汽車品牌對南方市場的重視,廣東已成為整車項目的搶灘之地。早些年,日產、豐田、本田等日系車率先在廣州布局三大整車生產基地。此後,一汽大�落戶佛山南海、奔馳與比亞迪合作開發電動車等一系列戰略動作,又讓廣東汽車產業迎來一股“歐風”。 然而,外資汽車產業高歌猛進的同時也帶來一些隱憂。首先由於外資品牌易受國際形勢影響,過分倚重則易使地方產業的抗風險能力變弱。如受釣魚島事件影響,日系車銷售曾一度下跌40%,生產減半。 其次,從車型來看,目前雄踞廣東迷你倉沙田幾大整車項目多扎堆在乘用車領域,必然帶來激烈的市場競爭。與之形成鮮明的對比,中國商用車90%以上被自主品牌壟斷,但主要集中在北方,南方市場目前還相對空白。 以此觀之,作為中國最大商用車企業,產銷量均位居全球商用車首位的福田汽車此次落子三水,不僅實現了三水錯位發展的“整車夢”,更具有“補白”廣東汽車產業版圖的意義。福田汽車自身的運營數據也頗具實力:今年上半年,在全球汽車市場持續下滑的背景下,福田汽車在南海的汽車廠繼續逆勢增長,產銷量和利潤分別同比增長7%和45%。 “以往我們的產業結構大多停留在各大品牌的二級供應體系,都是為別人當配角,此次福田除了帶來了生產環節外,還包括華南地區研發、採購、供應、銷售等核心環節,意味著三水、佛山乃至廣東將進一步緊握這個民族汽車品牌‘微笑曲線’的兩端。”有本地業內人士如此評價。 三水簽約及在建重大項目一覽表 縱深 大項目“扎堆”拉動三水產業聚變總投資預計為32億元,年產皮卡、SUV24萬輛,有望拉動佛山市汽車零部件及其它關聯行業新增收入約300億元,工藝水平規劃與國際先進水平同步……北汽福田是三水今年所引進的最為重磅的項目之一,放在佛山全市層面也可謂分量十足。 透過福田這個典型大項目,筆者梳理近年三水走過的“產業強區”之路發現,接連進駐的大項目不斷為三水和佛山的經濟積蓄增長動能,而他們的動工投產,也成為驅動三水經濟強勁增長和轉型升級的重要力量。 數據顯示,在三水今年上半年簽約的27個項目中,過億元項目達到15個,其中還有5個項目投資超過了10億元,其中包括國內速凍食品龍頭企業三全食品、蘇寧雲商電子商務運營中心、微安IT科技產業園項目等重大項目。“上半年一共引進項目27個,投資額達到108億元,單個項目投資額達到4億元,招商引資質量明顯提高。”在三水區長陳英文看來,三水區當前經濟總體態勢表現出量和質同步提升的特徵。 同時,三水此前所引入的海爾佛山(三水)創新產業園、亨氏食品等重大項目亦在緊鑼密鼓的推進落實之中,促使其加速轉化為產業的現實驅動力。 引人關注的是,如果說此前三水通過招商選資積累了一批優質二產項目的話,那麼今年三水的產業鏈大招商則呈現出不同以往的新特點,在二產重大項目輻射帶動的產業“聚變”基礎之上,又有一批現代服務業項目布局三水,產業結構與層次呈現出“二聚三進”的進階勢頭。譬如今年簽約落戶三水新城的微安IT科技產業園項目,計劃投資總額達到32億元,將打造手機遊戲及應用產業基地和雲計算智慧城市總部;而計劃投資13億元的三水科技與商務總部項目,將採用“政企共建”的模式,打造產城互動的高端總部經濟商務圈。 “‘工業立區’的三水選擇‘兩條腿走路’,一方面繼續堅持大招商和招大商,引入優質產業‘外核’,以優化三水的整體產業結構;另一方面通過創新政府服務,推動平台、金融、科技、人才等要素資源的集聚,促使本土民營企業進行科技創新和自我提升,激發產業‘內核’活力。”三水區委書記蘇偉波此前接受南方日報記者專訪時表示。正如其所言,如今的三水在一系列產業“外核”的帶動之下,無論是產業結構還是產業層次,都在發生著顯著改變。 觀察 解碼三水“四驅”“雙核” 王伯樂 8月9日,北汽福田簽署投資項目戰略合作協議,計劃投資32億元、規劃新建年產24萬輛皮卡、SUV的生產基地正式落戶佛山三水。而僅在今年上半年,三水簽約項目就高達27個,投資額超108億元。其中過億元項目達到15個,超10億元項目5個,包括國內速凍食品龍頭企業三全食品、蘇寧雲商電子商務運營中心、微安IT科技產業園等重大項目。 超大項目的紛紛積聚,開始將一個區域的魅力展現到公�視野。從2003年布局工業立區、產業強區開始,十年時間三水已經從一個欠發達地區躍升成為珠三角經濟增長最快、發展最迅速的縣區之一。 由於沒有經歷過珠三角先發區域由分散到集中的工業原始積累時期,十年前的三水工業化基礎薄弱,但恰恰因為後發,三水積累了大量的優勢土地資源和環境資源,並汲取了大量先發地區的成敗經驗。 三水將產業園區發展作為三水“工業立區”與“產業強區”的載體和支撐。雖然所有產業園區幾乎都是從低做起、逐步積累、謀求升格,但在招商引資的戰略部署與產業結構的規劃設計當中,已經超前將資源驅動、投資驅動、效率驅動、創新驅動融為一體,變通組合。 三水實施“雙核”戰略,一方面堅持大招商和招大商,以“選資”引入優質產業“外核”,帶動優化產業結構;一方面通過創新政府服務,推動平台、金融、科技、人才等要素資源的集聚,逐步培育完善產業鏈的集群,帶動促進本土民營企業進行科技創新和自我提升,激發產業“內核”活力。產業園區發展則謀求不同的錯位路徑。樂平工業園,由鎮級綜合類工業園起家,十年完成了到國家級高新技術開發區的蛻變;西南水都食品飲料基地以高度的集約化發展,逐漸成為專業型產業鏈集聚區;大塘工業園則率先實現供水、供汽、汙水處理“三集中”,破題環保發展試驗,立足建設生態環保型現代工業園區……正是這種目標統一、戰術互補、循環帶動、內外融合的模式,支撐起十年三水的跨越發展。 數據表明,2003年,三水區全年實現GDP116.14億元,到2012年,已經增至749.57億元。根據最新統計,2013年上半年地區生產總值(GDP)預計達到413.42億元,全年有望突破800億大關。值得一提的是,2012年三水區城鎮居民人均可支配收入26236元,比上年增12.2%;農村居民人均純收入13254元,比上年增長13.3%。相對當年11.2%的GDP增幅來說,三水區的城鄉居民收入增幅跑贏了地區生產總值。如今,三水正在以“開放包容、產城互動、綠色發展”的理念,規劃建設城市中心——三水新城,與未來產業高速發展進行融合與對接。 今年7月26日,廣東省進一步促進粵東西北振興發展工作會議召開。省委書記胡春華在會上指出,加快粵東西北地區發展,要樹立“一個目標”,守住“兩個底線”,把握“三個抓手”。“三個抓手”包括加強交通基礎設施建設,構建快速交通運輸體系,顯著改善粵東西北地區發展的區位條件;加強產業園區建設,推動產業集聚和節約集約發展,以園區為載體加快粵東西北地區工業化進程;做大做強地級市中心城區,加快城鎮化進程,打造區域發展的增長極。“兩個底線”則指必須高度重視維護社會穩定和加強生態保護,確保在推進發展過程中,社會不能亂,環境不能壞,走出一條可持續健康發展之路。 粵東西北發展,差距、潛力、出路都在工業。抓產業園區建設,正是粵東西北加快推進工業化的重要路徑。可以看到,粵東西北地區目前的發展起點及機遇挑戰,與十年前的三水有著驚人相似。三水每一步探索與實踐,或許可以成為粵東西北的產業園區未來發展可供參考和借鑒的模板。 策劃:王伯樂 三宣 統籌:趙進 黃猛高撰文:羅湛賢 齊航 趙進 王智春 宋方 王鑫 編輯統籌:楊和平 圖片說明: 福田汽車、蘇寧、三全食品等大項目紛紛落戶佛山和三水,圖為大項目“扎堆”的三水工業園。三水區供圖; 目前在汽配、食品飲料等主導產業領域,三水均已逐步形成富有競爭力的產業集群,地區產業鏈條漸趨豐滿和強健。三水區供圖迷你倉價錢

  據新華社北京8月11日電  記者 華曄迪 羅宇凡  微信5.0版本正式上線,self storage增加快捷支付;支付寶未來一周將推信用支付服務,直接透支消費額度最高5000元;京東商城、當當網等33家企業發起成立國內首家互聯網金融行業組織;京東商城已成立金融集團,且已累計放款幾十億元……這是近期金融領域最熱的幾則新聞,只不過,相比過往,新聞主角已由銀行、基金、券商等變成清一色的互聯網企業。  過去的這一周,你跟金融打過哪些交道?用拉卡拉還了信用卡欠款、把多餘的閑錢存進餘額寶或用支付寶在網上買了一件新衣?不僅如此,很快,你可以在淘寶網上購置基金;如果想方便快捷獲得貸款,有一個選擇是“人人貸”……在人們日常工作生活中,以前由銀行扮演的金融服務提供者正在被互聯網公司取代,互聯網金融“來勢洶洶”。  迄今為止,互聯網金融似乎還沒有一個嚴格定義。從已出現在周遭的服務看,大體可以分為三類:一類是支付行業,如今持牌第三方支付機構已達200多家;第二類是P2P模式,有粗略統計稱目前全國大體有300家P2P公司;第三類則是淘寶、京東、騰訊等互聯網平台公司對接持牌的金融機構、類金融機構,針對其平台上的商戶、個人所推出的金融服務。  這些互聯網金融模式將會帶來什麼?有人認為,這將顛覆傳統金融業的生存地位,一份頗具影響的報告指出,互聯網金融模式會給信貸市場、證券市場帶來巨大商機,也會促成競爭格局大變化:移動支付將替代傳統支付業務,全球移動支付未來5年將以年均40%以上的速度增長;P2P貸款替代傳統存貸款業務;通過互聯網為投資項目募集股本金的�籌融資模式將替代傳統證券業務。  事實上,我國互聯迷你倉金融業務近年來快速發展,新型機構不斷湧現,市場規模持續擴大。以第三方支付為例,2010年至2012年,交易規模從3.2萬億元增長到超過10萬億元。目前央行已向200多家企業發放第三方支付牌照。  不過,在金融業界以及研究人士看來,“顛覆”說法過於誇大。央行有關負責人近日在接受媒體採訪時說,目前和今後相當長時間,互聯網金融三大板塊的業務量還不會撼動傳統金融業務。“目前,金融機構各項貸款餘額超過68萬億元,P2P就算做得再好,未來5年可能也很難達到這個規模的1%。”  一位銀行業人士也公開表示,80後、90後進入主流社會以後,消費付款平台更多選擇互聯網,對傳統銀行影響較大,但目前影響力被誇大了,因為銀行很多業務功能互聯網公司都不具備,比如創造貨幣的功能、發卡派生功能等。在傳統銀行業不做改變的情況下,互聯網金融對其產生衝擊的地方還是會局限于渠道方面。  盡管如此,人們仍對互聯網金融寄予更多希望:互聯網與金融融合給傳統金融業務發展帶來新機遇。渠道的拓展、產品的創新、風險甄別與控制手段的創新等都是這兩者融合後給傳統金融業帶來的改變。一位業內人士說:“互聯網金融是在互聯網時代不可不重視的一個新的業態,也可以說是‘新金融’,它的一個特點就是明天不可知。”  作為傳統金融業代表的銀行已充分感受到新金融的壓力,並更加深入反思。一家國有銀行人士坦言,現在互聯網電商企業要做金融,銀行也想做互聯網和電商,但總體上還是前者做得好一些,原因是雙方思維方式不同:“互聯網的精神是平等、開放、分享、合作、共贏,所以電商企業能更多地考慮消費者利益,而傳統銀行往往站在自己的角度考慮問題。”文件倉

He promptly informed markets that he intended to keep interest rates low for “an extended period”. He was followed by the new Bank of England governor Mark Carney, who has vowed to do the same until British jobless rate falls below 7 per cent.Both were acting in response to their American counterpart Ben Bernanke, who might have been a tad too transparent last month when he talked about tapering – or phasing out the Fed’s massive bond buying to keep rates low. He was so precise as to give a timetable: subject to improving economic conditions, it may start at the end of this year and end by the middle of next. That spooked markets around the world and caused the only major correction so far this year.Data about the US economic recovery and the latest quarterly company earnings have been lacklustre. Yet most developed markets have recovered. By their twisted logic, so-so economic improvement in the US is good news because it is seen as a reason for the Fed not to hurry into tapering儲存Bernanke’s predecessor Alan Greenspan had a reputation of speaking like an oracle. Not Bernanke. The Fed chairman prefers more direct communication. By being transparent, central bankers usually mean inflation targeting. Like the Bank of Japan, Draghi has said he targets 2 per cent inflation. He also plans in future to follow the example of the US Fed to release the minutes of policy meetings.But transparency can cut both ways. During the financial meltdown, the Fed’s priority was to reinforce market confidence and trust in the system. It did so effectively by making moral hazard its official policy. Savers were punished; speculators borrowing cheap money had a field day.The Fed has been transparent about tapering. But that’s just one part of the equation. Eventually, it will have to unwind assets from its massive bond buying programmes. The disposal of such assets must be done with no transparency in their timing so as not to reward some and punish others.There is a limit to clarity as to what the world’s major central bankers can say. Source: New Haven Register, Conn.迷你倉新蒲崗Aug. 11--NEW HAVEN -- Sometimes when you have an embarrassment of riches, the only thing to do is share the wealth.That's kind of the idea behind the New Haven Jazz Festival, which opens Monday with its expanded Jazz Week format for the second year in a row, culminating in Saturday's showcase concert on the Green, featuring the dynamic Grammy Award-winning saxophonist and composer Wayne Escoffery, who spent his youth in New Haven."Last year, we had about eight performances. This year, it's almost tripled to 25, all in New Haven restaurants and bars and venues," says Craig O'Connell, president and a director of Jazz Haven.Also on the bill for the Green concert are the eight-piece Zaccai Curtis & Insight with Natalie Fernandez, The Hawkins Jazz Collective, featuring drummer Gil Hawkins and the Neighborhood Music School Band. It's free, as are all the performances (except a Friday fundraiser), and starts at 4:30 p.m., with Escoffery on at 8.O'Connell, Doug Morrill, the founder and a director of Jazz Haven, and Glen Greenberg, a board member and owner of The Owl Shop, which presents jazz regularly on Tuesdays, chatted about the upcoming fest outside Greenberg's place on an unseasonably cool day last week.It was Greenberg who suggested the idea of expanding into some of the venues that already had a jazz following, "much like they do in other cities," he said. Morrill and O'Connell were thrilled enough with the success of last year's event to go bigger and better for 2013, curating a mix of names and local talent that, even with the loss of a few venues such as Olde School Saloon, is growing. Morrill says it's something "The City of New Haven wanted to do for years," because jazz demos show it's a good fit for an urban environment."It also fits in with Jazz Haven's mission to "promote the culture of jazz through unique collaborations with artists, schools and other groups.""Children are very open to jazz," says O'Connell, who teaches it to first-graders at St. Thomas's Day School. "They even dance to it."The lineup offers a cool fusion of all kinds of jazz, from Escoffery's straight-ahead jazz to the Latin-tinged fusion of Zaccai Curtis & Insight ("absolutely incredible," says Morrill) to the new sounds of electronica, such as what Alex Vishno has been experimenting with (10 p.m. Friday, Stella Blues, 204 Crown St.).The NMS orchestra is just as exciting to them, as it represents a whole new generation appreciating jazz, affirming their work of bringing jazz to a community of all ages.And the city comes through in a big way, all three emphasize, starting with the Department of Arts, Culture and Tourism and ancillary services, provided by police, fire, EMT's, set-up of the Green stage and closing off Temple Street for food vendors. Sponsors for the fest include First Niagara Bank, M Fund, Shoreline Piano, Brandfon Honda, People's Medical, Yale University and the Community Foundation for Greater New Haven.Morrill has known Escoffery since "before Jazz Haven was Jazz Haven," he says of the organization he founded in 1996, and which has run the festival since 2008. "He's not just a musician, he's just a super guy to work with."Like one of those sports prodigies that everyone wants to claim, Escoffery has made his mark in the tri-state area. After moving here from England, Escoffery and his mother settled in New Haven in 1986, where his music education began as a member of the Trinity Boys Choir, about the same time he started studying saxophone with Malcolm Dickinson. He attended the Neighborhood Music School and ACES Educational Center for the Arts and received a full scholarship to The Hartt School of the University of Hartford, from which he graduated summa cum laude. His career quickly took off, going from gigs at Rudy's Bar here to touring with Herbie Hancock."Like so many musicians, he's not just stuck in one thing. "We call or text each other and say, 'Let's get together; there's a powwow here or there.' "Joe Cruz, part of Morgan's extended family, showed up from Santo Domingo Pueblo and greeted Morgan enthusiastically."We get together, we pray for rain, we pray for life, we pray for everyone," Cruz said. "We dance for people who can't dance or can't get out."Organized by the city of Albuquerque's Cultural Service Department and the United Native Council, the free powwow was emceed by Boye Ladd, a storyteller and dancer from the Ho Chunk nation in Wisconsin, who introduced dances -- usually done by between one and a dozen people -- with an explanation. The grass dance was a traditional warriorstyle dance, while the fancy jingle is a dance in which women wear skirts adorned with small metal cones that make a musical sound as they move. The women's fancy shawl dance, involving women carrying fans while looking at Mother Earth, is one of many women can do since the '50s -- that's when dancing in powwows became more inclusive of both genders, he said."There's some easy moves, some hard moves," said Ladd, who, with a long ponytail, a cowboy hat and jeans, used a microphone to address people who'd formed a circle of tents and chairs in the grass. While socimini storagel dances that youth took part in had no prize or winner, some adult dances awarded trophies and money and were judged on the beauty of the dancer's regalia and the quality of the footwork, he said.Denaye, 10, danced in a few rounds, sometimes with other girls her age, other times with men and women, while drumming groups, most of which consisted of nine men such as Morgan and his fellow drummers, sat in circles spontaneously and passionately chanting and drumming, some with their eyes closed, making sharp calls of "Hey!" and "Ai-i-e-e!"When her dance was over, Denaye, sweat on her forehead and visibly excited, rushed to her mother, Shirene Antone. She was quick to give her daughter a bottle of icy water and praise."Beautiful, baby," she said when her dance was over. A few minutes later, she coached, "Just glide; go slow," at the start of the next dance, telling her to conserve her energy."I just make up moves," said Denaye of how she prepares to dance. "Like if I'm at my desk and I get bored, I do footwork."Her brother, grass dancer Wyatt Julian, 17, wore a costume that had yarn on his lapels and included a choker, a medallion, arm cuffs and side flaps "to make it look more fancier," he said.While the siblings were dancing, their aunt, June Wood of Nahitti was making traditional frybread a few hundred yards away using a propane-powered deep fryer.Whenever her daughter, another niece, and their friends relayed customers' orders, Wood used careful finger-work to stretch out 3-inch balls of dough made of flour, baking powder and salt. She lowered the stretched dough into sizzling vegetable oil, poked it a few times, and turned it over after about a minute. Then, she gave the steamy golden-brown bread to a helper, who waited with a paper towel and tinfoil."In all ceremonies that we have, it's a staple," said Wood of her frybread. Source: The Tribune-Democrat, Johnstown, Pa.文件倉Aug. 11--JOHNSTOWN -- He thinks a dozen or more additional full-time officers could put a big dent in Johns-town's growing crime problem, but police Chief Craig Foust is not making excuses.Johnstown police are constantly adjusting patrol routines and bringing new strategies to expand their visibility throughout the city, with an emphasis on problem areas."Officers' presence is something that will always have an impact on crime," Foust said.Foust outlined his department's response to spikes in crime in the wake of three recent city homicides and last month's Johnstown Commission on Crime and Violence report.The commission acknowledged that more police is the "optimal solution." It encouraged the city to develop a strategic enforcement team, analyze crime trends, work with civic and business leaders and reach out to other law enforcement agencies.Some of those recommendations are part of his standard operating procedure, Foust said.A daily review of crime reports allows him to assign additional patrols to problem areas, as resources permit. The review confirms some perceptions about the city's crime problem, but it also brings some surprises, he noted."The perception is that things are happening in this town that never happened before," Foust said. "I am deeply concerned about it."We see the problem has moved into some traditionally quiet neighborhoods, while some other areas have slowed down considerably. That is an important piece of information that we can respond to."Beefing up patrolsSeveral high-profile incidents and an overall increase in calls to the Moxham section of the city showed a need for more patrols there. His department was able to get a grant for the extra manhours to assign an extra car to the neighborhood. The patrol is not required to respond to minor calls and incidents, but to specifically be a visible presence on the streets, interacting with residents.Similar patrols are used in other neighborhoods when they are available, he added.His officers are working with Neighborhood Watch groups in Moxham and other areas. He encourages neighbors to work together as extra eyes and ears of police.He likes the idea of more privately funded surveillance cameras in neighborhoods and commercial areas and would like to have access to a database showing all of their locations so his detectives can know which cameras may have recorded an incident.Foust embraces the commission's call for a strategic enforcement team, but prefers the moniker "tactical response team."The team of four police officers and two intelligence analysts would work a flexible schedule, targeting areas of suspected drug activity or other problems. The idea is to identify and arrest dealers, vandals or thieves plaguing the neighborhood.Help from othersFoust said his department has always accepted assistance from other law enforcement agencies. He points to his officers' participation with the Cambria County district attorney's Drug Task Force and the federal Safe Streets program."We will reach out to the attorney general's office to see if they can assist us," Foust said. "It has always been our policy to take help where we can get it. The Drug Task Force does a lot of work in the city and does an excellent job."There are no territorial issues."But the crime problem runs deep and it is constantly evolving, Foust said. Heroin is ravaging the city's neighborhoods, with users who will stop at nothing to get money for their addictions."A few years ago, when crac存倉 cocaine became a problem here, we were somewhat taken aback by the crime and violence it brought," he admits. "Heroin seems to lead to just as much crime and violence. It is difficult."Drugs not only issueThe crime and violence commission cited the heroin problem, but also pointed to two other issues. It noted problems created by former residents of the Washington Street Community Corrections Center and other halfway houses and also suggested a link between crime rates and the high number of subsidized housing properties in the city.Foust agreed that the halfway houses have been linked to many crimes, and would add several community drug rehabilitation centers to the list.But he's not sure the federal Department of Housing and Urban Development Section 8 housing is directly to blame for criminal activity."I believe there is proof a lot of the major crimes can be traced back to the Community Corrections Center's former clients," Foust said, explaining that the former state prison inmates form relationships in the community while staying in the Washington Street center and then decide to remain in Johnstown after their release."It is a deterrent to the quality of life in the city when these people stay once they have completed the program," Foust said.The same can be said for many of the drug rehabilitation programs that gather recovering addicts in some neighborhoods and don't hold them accountable for their activity outside the center, Foust believes.While he acknowledges that the rehabilitation programs and halfway houses have important missions, he says they can do a better job. He points to the success of Peniel Drug and Alcohol Treatment Center, located just outside the city in West Taylor Township."You can look at that organization with pride," he said. "We have very few problems with any of these people. This is what rehab should be doing."He can't say the same for other programs."We are not experiencing this with the small, 30-day, drive-by drug programs," Foust said. "Their people roam the city streets. We need to get a better handle on these types of places."While there is no doubt that poverty and crime are related, Foust stops short of pointing to subsidized housing as a problem.The Section 8 properties are inspected and require background checks for renters, he noted. The same can't be said for other rental units."If we lose all of the Section 8 housing, it will drive people into substandard housing even more," he said. "There are a lot of good landlords in the city providing clean, safe housing, but there are a lot who don't."Rental owners who buy up cheap rental properties need some incentives to invest in improvements and maintenance, he said.Larger force desiredFoust says he understands the city's financial situation and appreciates the support his department receives from City Council. But he admits he'd like to have more full-time officers on the streets.What size should the department be?"As large as possible," he said, smiling.A 2008 study looked at the department's caseload and Johnstown's population and demographics. Gone may be the image of the big, bad oil producers, muscling their way to dig up the resources below. They no longer want to be on the defensive.Simply, the us-versus-them idea has to go."The next 20 years will truly change the world," Jerre Stead, CEO of IHS, a global consulting firm, told a packed house at the Colorado Convention Center last week during the Colorado Oil and Gas Association's annual conference."Now, the opportunity comes along once in a lifetime, maybe, to make an impact on the world. ... One of the ways we can help each other most is to be very proactive. Stop being defensive. Together, if we're going to create truly long-term national energy policy, we need to be positive and consistent and speak as a single voice," Stead said.The theme seemed to override every discussion at the convention last week.Speakers included Peter Kareiva, the chief scientist from the Nature Conservancy, calling for the oil and gas and conservation industries to work together, as neither side will go away anytime soon; and Alex Trembath, policy analyst with The Breakthrough Institute, a California think tank, calling for a new eco-modernism that rethinks traditional environmentalist ideology and rejects the idea that man is ruining nature.As industry officials and employees sat and listened, more than a few raised their eyebrows at what they heard on the stage before them, as speakers ushered in the era of cooperation -- even harmony -- with conservationists, meeting fractivists in the middle, and finding common ground."The emphasis at the conference was to change the nature of the dialogue, away from an us-vs-them framework to one where we acknowledge that we are all in this together," COGA president and CEO Tisha Schuller said in an email response to questions. "We all use energy and the products of energy. We all want to protect our family, our community and our Colorado natural environment. Polarization becomes a self-fulfilling prophecy where we expect conflict and so further exacerbate the situation. Meeting in the middle is complex, time consuming, trying, and messy. But ultimately, it is the only way to get anything worthwhile accomplished."While the industry has grown in the last couple of years, and helped Colorado pull out of the Great Recession, residents have become increasingly skeptical as they organize through social networking, some organizing fracking bans in cities, or calling for moratoriums to study the 儲存倉ealth effects.Residents have expressed concern about the types of chemicals used in fracking fluids, formulas for which an increasingly competitive industry has been reticent to reveal, lest lose an advantage; residents worry about those chemicals seeping into ground water; they show videos of fugitive emissions pouring from tank batteries, polluting the air. They've called for action, and want sound, scientific proof the industry does not harm the environment or people as the industry encroaches more on urban neighborhoods and schools.While the industry has attempted to answer the myriad questions surrounding their activities that have been ongoing in Weld County for 40 years without dangerous health effects, they've faced increasing skepticism and stricter regulations.Most recently, the Colorado Oil and Gas Conservation Commission placed tighter setback rules for locating drilling activities near buildings. The state Air Quality Control Commission is looking into stricter requirements on emissions from oil and gas facilities and operations.Stead, speaking about how the industry will be looked at in history, espoused the open and honest approach to dealing with detractors.His method to communication was three-pronged: treat absolutely everyone with dignity and respect; facts are friends; and create a strong educational base for the future."We have an opportunity to make a much bigger difference to look back 15 years from now and say we changed the world," Stead said. "If we bring resources together in this room and spend a fair amount of time, treasure and talent creating an education system that helps people understand what we truly are doing, what the facts are, what an incredible difference we can make to the world. We have that opportunity."As an example, he said, officials need to tackle emissions head-on."Be proactive of measuring, controlling and reducing emissions," Stead said. "That's an example of where we can deliver facts as friends. It will be a great example of activity making a difference on greenhouse gas emissions."If we don't solve some of the domestic issues, such as the residents' concerns, the country may lose out, he said. Source: The Buffalo News, N.迷你倉庫Y.Aug. 11--If you need a dose of serenity -- off of busy Union Road, no less -- Burchfield Nature & Art Center in West Seneca is hard to beat.Lovingly tended flower gardens contrast with untamed flora and fauna in the 29-acre park, bordered by the waters of Buffalo Creek on one side and residential Race Street on the other.But what if nature should call while you're enjoying your sojourn?Public restrooms are inside the Burchfield Center, whose days and hours of operation are limited. Otherwise, two portable toilets are at the entrance -- during warm-weather months only."If you happen to be in the park when the building isn't open, you're out of luck," said Paula Minklei, a center volunteer."We get a lot of kids coming down in the park ... people who walk their dogs," said Minklei. "They avoid the 'porta-potties' as much as they can."It has cost the town more than $30,000 during the past 10 years to rent the units, said Town Supervisor Sheila M. Meegan.At the eastern end of the parking lot, a concrete block footing encloses a 15- by 24-foot area for which a combination 1.5-story restroom and storage building was designed in 2006, but never built.Town officials renewed efforts this year, with a budget of approximately $125,000.But when the first round of bids came back in May, base prices ranged from $289,000 to $350,000. After modifying the design and seeking new bids, the range for the bids opened in July ranged from $265,000 to $327,400."We really didn't儲存budget for that kind of money," Meegan said. "No one expected those numbers to be as high as they were.""There isn't any way to strip a considerable amount of money from this project," architect Brian J. Kulpa of Clark Patterson Lee told lawmakers at a work session last week.Between the first and second round of bids, changes to the design included removing ornamentation.Now, the town is having Kulpa research prefabricated units that could be finished by town employees.Because the site is in a flood plain, additional foundation work is required. Storm and sanitary sewer connections and electrical service are needed.Kulpa mentioned that a low-end prefabricated unit, with two unisex stalls, has a base price of about $29,000."They are not going to blow you away in terms of aesthetics," Kulpa said.And that option would not include the storage space the town seeks.Minklei, the volunteer at the center, said maintenance equipment is stored on the other side of Union Road, in garages behind the Christian Metz House, one of the town's historical landmarks."This is a five-lane, heavy-traffic state highway. It's just not ideal," she said.Councilman Eugene P.
