IBM Launches Talent Assessment to Help Aspiring Data Crunchers and Academia Gauge and Enhance Skills

中資機構 主導超甲廈租務
最近甲廈租務個案,迷你倉最平以中資機構主導,成為租用寫字樓主力。業內人士指,歐美金融機構仍未重回擴張步伐,而內地民企租賃寫字樓不手軟,故成為主要勢力。 本年甲廈租務氣氛仍未算暢旺,特別傳統核心區及邊緣區,如中環、金鐘、灣仔及上環寫字樓,少有錄得多層的大手租務。國信證券 頂租國金2萬呎樓面 最近市場上錄得的租務成交,租客多屬中資機構,而最值得留意的,應是國金2期頂租。據悉,外資大行美銀美林,去年尾落實將總部搬至中環長江中心,原租用同區國金2期高層1層半樓面,尚有兩年合約,美銀美林早前與業主達成協議,可把樓面推出頂租。 近日,其中全層約2.2萬平方呎樓面成功租出,屬頂租性質,租金低於市價,料每平方呎約90元。新租客為中資機構國信證券,業務包括證券期貨經紀、資產管理、股權投資等。 該行提升寫字樓質素後,原租用的樓面便騰空,涉及上環無限極廣場高層全層,面積約1.1萬平方呎,以及同區李寶椿大廈低層約9,500平方呎樓面,合共2萬平方呎樓面,日前分別以呎租45及40元租出。據了解,新租客為海通證券,該集團亦屬具規模的中資金融機構,是次租用國信證券的樓面,屬擴張之用。海航集團 150萬租太古廣場全層 近期另一宗具指標的租務,為金鐘太古廣場3期高層全層,面積約16,290平方呎,以每平方迷你倉92元租出,月租約150萬元,新租客為海航集團(HNA group),業務包括航空、金融、旅遊等。 事實上,由年初至今,中資機構成超甲廈物業的主力租客之一,以指標商廈國金中心2期為例,至少錄4至5宗以上中資機構租樓面,如較早前物業極高層14至15室,面積約2,500平方呎,平均呎租約165元,屬今年該廈錄得最高呎租的個案,單位屬細單位享全海景,更是物業可供出租(不計金管局自用的樓層)中樓層最高,故以高價成交。 此外,年初有802至803室,面積約3,714平方呎,以約每呎120元租出,租客為專營旅遊的中旅社旗下金融部門。另18樓1至7室及15至16室,涉約1.5萬平方呎,以呎租約130元租出,租客為香港尼加拉瓜發展投資公司,屬內地公司。 本年中資成甲廈租務動力,高緯環球香港董事總經理蕭亮輝分析,本港寫字樓向來有中資客承租,由於歐美經濟仍未復勇,外資金融機構仍審慎不敢擴張,同時間,內地民企積極擴展業務,加上近期新股上市增加,需要租用寫字樓作辦事處,故成為本年租用寫字樓的主力。 他指,中資機構作風向來積極,為租用質素較佳及具名氣的甲廈,不介意以較高租金出手,故最近超甲級商廈租務,中資也成功搶得優質單位。他預計,未來短時間難見歐美機構重回擴充步伐,相信中資仍是不可或缺的勢力。儲存

善用稅貸優惠獲取低息 成特選客減息可達1厘
隨�營運及資金成本上漲,儲存今年稅務貸款息口已從谷底回升,且割喉式減價( 息) 戰不復見, 除了永亨銀行(0302)及建銀(亞洲)曾減價外,其餘銀行均按兵不動,死守定價,改以禮品作招徠。不過,如符合銀行的指定條件而成為特選客戶,例如以該行作為出糧戶口,實際年利率減幅可高達1 厘或以上。建銀亞洲抽獎送一手建行大新今年稅貸實際年利率為1.99 厘,較去年的1.38 厘高出61 點子(100 點子等於1 厘),該行表示會以機票或酒店住宿代替低息優惠,並指禮品市值相等於差額點子的折實金額。建銀(亞洲)則以建行股票(0939)為噱頭,客戶於推廣期內成功申請,並於年底前提取貸款,即可參加抽獎,有機會贏取一手(即1,000股)建行股票,以該行昨日收市價6.04 元計,約值6040 元。信銀國際可低至1.68 厘不過,機票酒店套票未必人人合用,抽獎亦講求運氣,還是低息最為實際。信銀(國際)今年較積極,選用該行出糧戶口的客戶兼借100 萬元或以上,實際年利率可低至1.68 厘,息口一度低於減息前的永亨, 其後永亨減息,3 個月免息免供計劃劃一1.65 厘,屬全城最低,但最高借貸額僅為稅額的200%,超過該額就以一般客戶息率計息,而且只適用於該行的按揭客戶或指定行業人士,至於一般迷你倉戶則要借百萬元以上才可獲此息率。去年本港稅貸客戶平均貸款額由20 萬至30 萬不等,取中位數25 萬為例,綜合各銀行,一般客戶的實際年利率最低為永亨,僅2.15 厘,減價後的建銀(亞洲)以2.46 厘居次。除一般客戶,稅貸計劃設有特選或尊貴級別,通常為銀行的VIP 或指定行業人士,例如公務員、醫護人員及教師等,或需使用銀行指定服務,藉以增加交叉銷售業務。開出糧戶口有優惠以信銀(國際)為例,該行要求申請人要使用該行出糧戶口,就可享尊貴客戶優惠,同是借25 萬元,一般及尊貴客戶的實際年利率分別為3.37 厘及2.18 厘,差幅近1.2 厘,較指定行業的特選客戶更優惠。另外,現時銀行都按銀行營運守則的指引,將貸款成本、利息和其他因借貸而需要繳付的費用,折算為年利率,以便市民參考比較,不過部分銀行於提供額外超市禮券回贈優惠時,就優惠是否已納入實際年利率之計算,卻有不同取態。計不計入優惠小心比較息率舉例向中銀香港及花旗申請稅貸,兩行均指如於指定期內成功申請並提取貸款,分別可獲100 元及最高3500 元超市禮券,但中銀並未有將該項優惠計入稅貸的實際年利率中,而花旗所謂的最低實際年利率1.99 厘,卻已包括該金額的超市禮券回贈,故市民要小心比較及查問細節。余美玉明報記者儲存倉

易漲難跌 收益率或震蕩上行
□本報記者 王輝周一(11月11日)債券市場及國債期貨市場再度聯袂大跌。分析人士表示,自存倉當前經濟基本面對債市仍然沒有利好支撐,貨幣政策則穩中趨緊,中長期資金價格樂觀因素難尋。在此背景下,悲觀情緒預計依然會繼續主導市場運行。如果沒有諸如政策性實質利好的推動,年末之前的債市收益率或繼續呈現易漲難跌、震蕩上行的態勢。收益率大步上台階繼上周10年期固息國債收益率突破4.32%,再創2008年以來新高後,周一銀行間市場國債收益率再次遭遇“通殺買盤”式的急速上漲。其中3年期固息國債收益率早盤最高漲至4.46%,10年期固息國債收益率在收盤時的參考收益率也上升至4.40%以上。5年、7年兩關鍵期限固息國債收益率當日多數時間保持在4.40%附近的高位水平。金融債方面,繼上周部分金融債長端收益率突破歷史高點後,11日剩餘期限為5.63年的12國開27最新成交在5.2827%,7年期國開債最新成交在5.38%附近,10年期國開債最新參考收益率則上升至5.55%左右。非國開金融債方面,11日尾盤最新成交的13農發25,4.9342年的剩餘期限對應成交收益率水平高達5.38%。綜合周一銀行間債市的整體表現,當日利率債中長端收益率再次出現年內少有的單日大幅上漲。考慮到上周二級市場利率債價格已經遭受過一波重挫,當前市場已堪稱“數九寒冬”。值得注意的是,周一貨幣市場利率表現相對穩定。主流7天期及隔夜質押式回購加權平均利率分別報收3.82%、3.62%,較上周五分別下行13和15個基點。有市場人士就此指出,近幾個交易日利率債收益率的走勢與貨幣市場利率的顯著背離,以及前期10月末流動性改善預期推動的債市反彈轉瞬即逝迷你倉更加凸顯出市場的悲觀預期。弱勢格局短期難改對於當前及未來一段債市的走向,盡管利率債尤其是中長端品種的收益率已普遍升至2008年以來的近五年高位,但主流機構對於市場的負面預期卻並未因此而明顯消褪。國泰君安本周指出,雖然各期限國債收益率再創階段新高、金融債國債利差亦進一步擴大,但負面因素仍存,利率產品短期或繼續承壓,債市預計也還未到最悲觀時刻。該機構認為,一方面,央行對通脹水平表示擔憂,而四季度財政存款的放量投放將使得貨幣政策操作或緊過三季度;另一方面,利率市場化進程的加速,對主流機構尤其是商業銀行的資金成本形成持續向上的壓力,相關機構勢必會不斷提高預期收益率,以覆蓋不斷上行的負債成本。就短期而言,本周利率新債又將迎來巨量供給,利率債市場承壓勢頭還將持續。來自華泰證券的觀點也指出,上周央行公佈的《第三季度中國貨幣政策執行報告》中,提到同業業務中期限錯配、類貸款融資造成貨幣創造加快的問題,這表明貨幣政策未來仍難以看到放鬆的可能。近期市場有關銀監會著手規範同業業務的消息,也將對債市帶來新的負面影響。高收益的同業業務受到擠壓,勢必會不斷推升債券收益率要求。此外,從近期公佈的10月份月度CPI、進出口、工業增加值等宏觀經濟指標來看,在CPI增速保持相對高位、實體經濟延續穩健增長勢頭的背景下,市場各方普遍認為債市外部基本面環境難以支持債市出現趨勢性回暖。在此背景下,申銀萬國等一些對市場看法更為悲觀的機構認為,如果後期市場基本面壓力不下降,那麼收益率的上行將可能沒有極限;而從資金配置交易的角度來看,長期以來“非標不停歇,債券跌不停”的市場格局,可能還會持續。銀行間5年期和10年期固息國債收益率走勢mini storage

立法院財委會昨天審查中央銀行明年預算,迷利倉多名立委關切新台幣匯率問題,中央銀行總裁彭淮南昨晚發布書面資料,為自己的匯率政策辯護。他說,十月我國外貿出超加熱錢流入合計六十七點二億美元,新台幣匯率尚能維持動態穩定,「央行已經盡力了,央行對匯率沒有為所欲為的自由與能力」。台積電董事長張忠謀上周六再槓央行匯率政策,他認同彭淮南說新台幣貶值對出口有利,但會造成進口物資漲價與輸入通膨,不過「這只是對中學生的回答」,建議央行在匯率的問題,可做一個博士論文,針對各層面的效應進行深入的討論和研究。舉巨大聯發科不談匯率央行總裁彭淮南昨天引用諾貝爾經濟獎得主席姆斯的觀點反駁「匯率,不能只考慮個別產業」。他說,假如匯率能解決出口問題,全世界不需要有經濟學家;央行對匯率的關心,不亞於其他人。彭淮南表示,台灣電子業有聯發科、傳產業也有巨大,但聯發科、巨大從不談匯率,巨大生產的腳踏車還越賣越貴,足見匯率只是影響出口的諸多因素之一,企業應提升產品附加價值。彭整理重點反駁彭淮南昨整理幾點要素,反駁張忠謀。一,匯率不可能讓出口商及進口商同時滿意(進口價格會影響到廣大消費者及一千五百萬機車族,他們人多、但聲迷你倉小),央行匯率政策,是以全民利益為依歸。二,匯率是重要議題,央行投入大量人力,他和兩位副總裁每天都緊盯匯率,並與學者共同研究,「我們每天關心外匯市場,央行關心匯率的程度不亞於大家。」三,據國際清算銀行(BIS)編製實質有效匯率指數(BEER),今年九月台幣較韓元低二點七個百分點,表示台幣匯率具價格競爭優勢。四,今年十一月八日與去年底比較,台幣對人民幣貶值百分之三點五一;十月分台灣出口減少三點九億美元,但台灣對大陸面板出口減少更多,高達四點五億美元。「兩岸產業如何合作,才是我最關心的問題。」他表示,年初以來,日圓對美元貶百分之十二點零七,但一至九月日本工具機出口減百分之三十點二,可見影響出口的因素很多,匯率只是其中之一。他解釋,若用人為力量干預匯率,美國每隔半年就會公布操縱匯率的國家名單;「央行對匯率沒有為所欲為的能力」,儘量尊重市場的供需。至於張忠謀所提「說給中學生聽」、「博士論文」,彭淮南也不甘示弱,他反擊:「學位固然重要,但終身學習更重要。」他說,央行有二十三位經濟學博士,理監事中有十二位博士,但「聞道有先後、術業有專攻」,即使是博士,也不是對所有的問題都是專家。自存倉

大嶼山近機場迪士尼 中檔酒店利吸家庭客
對於政府計劃未來十年增加酒店房間量一倍,迷你倉並有意擴展大嶼山及東涌新市鎮,老紀問過大嶼山發展聯盟主席哈永安,他認為大嶼山有足夠空間興建酒店,應付數以千萬計旅客,減輕市區酒店的壓力。他還建議大嶼山的設施宜以中價檔次為主,主力招待來港旅遊的家庭。助分流市區旅客大嶼山有迪士尼樂園及昂坪360等旅遊景點,但除了迪士尼樂園內的酒店,目前該區只有三間酒店。哈永安認為,住宿設施供不應求,難以留住旅客。他表示,大嶼山的景點每年能吸引以千萬計旅客到訪,但酒店數量偏低,旅客被迫湧出市區投宿,「以亞洲國際博覽館為例,超過一半來參與會議或觀賞表演的人士須住在尖沙咀廣東道一帶酒店,其他景點亦有類似情況」儲存哈永安向老紀說,現時傳統市區酒店承受�龐大壓力,有需要為旅客進行分流,大嶼山也有足夠空間興建酒店。他認為,有別於市區酒店的高檔次,大嶼山的酒店應以中價檔次為主,「除了地區外,房間價格和定位也需要分流」。他指出,旅客到市區購物通常會買貴價產品,大嶼山則可以打造成一個主力招待家庭旅客的新區域,提供中價消費、飲食和購物選擇,建議政府加強區內的商務、零售設施及飲食配套。大嶼山鄰近機場等交通樞紐,加上港珠澳大橋將開通,大嶼山發展聯盟旅遊小組主席邵信明表示,大嶼山和東涌擁有良好地理優勢,可規劃發展橋頭經濟和空港經濟;此外,由於大嶼山具備發展新會展旅遊經濟區的條件,故可以商住混合模式發展。mini storage

海南可異地辦郵輪邊境游通行證
